Rove Hotels IRTH Group Expand UAE Partnership With New Pipeline

Rove Hotels and IRTH Group sign a multi-year partnership to develop standalone Rove Home residences across the UAE, following more than 2,000 sold-out units and unveiling a 200-home project in The Greens.

Rove Hotels and IRTH Group have expanded their partnership through a multi-year agreement to develop a new pipeline of standalone Rove Home residential projects across the UAE. The collaboration builds on more than 2,000 units already delivered and sold across Rove Home and HQ by Rove developments in Dubai.

The first project under the expanded partnership is Rove Home The Greens, a 200-home residential development planned in one of Dubai’s established neighbourhoods. The project is scheduled to launch before the end of 2026, with additional Rove Home destinations planned across the UAE as part of the new residential pipeline.

The partnership combines Rove Hotels’ hospitality, design and community-focused approach with IRTH Group’s real estate development capabilities. The companies aim to extend the Rove lifestyle beyond hotels into residential communities, providing fully branded living environments designed around convenience, connectivity and shared amenities.

Rove entered the branded residential segment with Rove Home in 2024, responding to demand from hotel guests seeking longer-term accommodation and a residential format reflecting the brand’s design and lifestyle proposition. The partnership with IRTH has since resulted in several developments across Dubai.

The companies’ existing portfolio includes Rove Home Downtown Dubai, which comprises 348 fully furnished studio, one-bedroom and two-bedroom apartments. The development was launched in September 2023 and sold out within two weeks, according to IRTH. Subsequent projects include Rove Home Marasi Drive in Business Bay and Rove Home Dubai Marina.

Rove Home Downtown is also progressing towards completion, with handovers expected before the end of 2026. Meanwhile, the companies are continuing to develop their wider residential portfolio, with Rove Home The Greens marking the next stage of their UAE expansion.

Rove Hotels currently operates 11 hotels in the UAE and has approximately 14 additional properties under development across the region. Its wider development pipeline includes around 6,000 rooms under development, including branded residences, according to the company.

The expanded partnership reflects the growing presence of hospitality-branded residences within the UAE’s residential market. By combining hospitality-led services and design with residential ownership, Rove and IRTH are extending the brand into additional communities while building a larger portfolio of lifestyle-oriented homes across the country.
