Aldar Arada JV Plans $4B Abu Dhabi Development Pipeline

Aldar and Arada form an AED $4.08 billion strategic partnership for developments at Seih Sdeirah and Yas Island, with projects spanning residential, retail and recreational facilities across Abu Dhabi.

UAE-based developers Aldar Properties and Arada enter into a strategic partnership involving approximately AED $4.08 billion in development opportunities across Yas Island and Seih Sdeirah in Abu Dhabi. The agreement combines a joint venture for a large-scale mixed-use community with Arada’s acquisition of three residential development plots on Yas Island.

The partnership marks Arada’s first development presence in Abu Dhabi and brings together Aldar’s landbank and established development platform in the emirate with Arada’s experience in delivering large-scale communities. The companies say the initial agreements establish a foundation for further collaboration across sectors, asset classes and locations in the UAE.

At Seih Sdeirah, located along the Abu Dhabi–Dubai border, the partners plan to develop a mixed-use community spanning up to 1.5 million square metres. The development is planned as a residential community featuring villas and townhouses, alongside retail and recreational amenities. Arada will lead development and construction management activities, while both companies will jointly oversee the branding and marketing of the community.

The partnership also includes Arada’s acquisition of three residential development plots from Aldar on Yas Island. Two of the sites are canal-facing, with the three plots collectively covering more than 27,500 square metres and offering a combined gross floor area of nearly 130,000 square metres. The sites are intended for residential development as part of Yas Island’s expanding housing pipeline.

Talal Al Dhiyebi, Group Chief Executive Officer of Aldar, says the opportunities at Yas Island and Seih Sdeirah provide a foundation for continued collaboration between the two developers. Ahmed Alkhoshaibi, Group Chief Executive Officer of Arada, also identifies the partnership as an entry point for the company’s expansion into Abu Dhabi.

The Yas Island and Seih Sdeirah transactions represent the first phase of the strategic partnership. Aldar and Arada state that they plan to explore additional development opportunities across different sectors, asset classes and geographies within the UAE, potentially expanding the scope of their collaboration beyond the initial projects.
