JK Urbanscapes partners with Minor Hotels to develop Anantara Retreat Darjeeling Hills, a ₹110 crore luxury property featuring 70 accommodation units, wellness facilities and tea estate experiences, with an opening planned for 2031.
JK Urbanscapes Developers Limited has partnered with global hospitality group Minor Hotels to develop Anantara Retreat Darjeeling Hills in West Bengal. The ₹110 crore luxury hospitality projects marks the Indian debut of Anantara Retreats, a specialised concept under Anantara Hotels & Resorts, and is scheduled to open in 2031.
The retreat will be developed at the 849-acre Tindharia Tea Estate, located approximately 40 kilometres from Darjeeling town. The project is being undertaken by JK Urbanscapes in partnership with Kaushal Kumbhat and will combine luxury accommodation, wellness services and immersive experiences centred on the region’s tea-growing heritage.

The proposed property will feature 70 accommodation units, comprising 35 suites and 35 tented villas positioned along the tea estate’s slopes. The design will follow the natural terrain, incorporating views of the surrounding plantation and valleys while allowing tea cultivation to continue.
Planned amenities include an Anantara Spa, a fitness centre and a swimming pool overlooking the tea gardens. Wellness programmes will draw inspiration from the natural environment and the estate’s heritage, while a tea factory and garden will offer guests opportunities to explore tea cultivation and production.
The development will also include approximately 750 square metres of meeting and event space designed for meetings, incentives, conferences and exhibitions, as well as destination weddings. The property’s location, approximately 33 kilometres from Bagdogra International Airport, is expected to support access for domestic and international travellers.
Abhishek Singhania, Chairman and Managing Director of JK Urbanscapes Developers Limited, says the partnership aims to create a hospitality destination that reflects the landscape and tea-growing traditions of Tindharia. Maneesh Mansingka, Joint Managing Director of the company, highlights the importance of integrating accommodation, wellness and tea-led experiences into a long-term hospitality asset.

The project expands JK Urbanscapes’ hospitality portfolio while strengthening Minor Hotels’ presence in India. By combining luxury accommodation with plantation-based experiences, Anantara Retreat Darjeeling Hills aims to establish a distinctive destination in the Eastern Himalayas.
