Bhartiya Urban and Alpine to Invest 1,000 Crore in Bengaluru

Bhartiya Urban and Alpine plan to invest over ₹1,000 crore  in Nikoo Homes 9, a North Bengaluru residential project featuring 1,584 homes across two phases and a 40,000-square-foot retail and commercial centre.

Bhartiya Urban, the real estate development arm of Bhartiya Group, partners with Alpine to develop Nikoo Homes 9 in North Bengaluru, with a planned investment exceeding ₹1,000 crore. The residential project will span 13 acres of freehold land and comprise 1,584 homes across two phases, according to the company’s announcement reported by Business Standard.

The development is designed to cater to a range of homebuyers, with residential configurations extending from studios to lofts and Sky Villas. The project also includes a 40,000-square-foot retail and commercial centre, bringing residential, shopping and commercial facilities together within the development.

Rajan Aggarwal, chief finance and growth officer at Bhartiya Urban, says the project responds to evolving expectations in North Bengaluru, where demand is growing for integrated communities that combine housing with wellness, recreation, retail and access to nature.

Satanik Chaudhuri, head of marketing at Bhartiya Urban, adds that the Nikoo Homes philosophy of ‘The Good Life’ focuses on individual preferences and aspirations. The company aims to translate this approach into residential spaces shaped by design and a consumer-first outlook.

The development follows five guiding principles identified by Bhartiya Urban: family, community, culture, health and learning. These principles underpin the company’s approach to creating residential environments that extend beyond individual homes to include shared spaces and everyday experiences.

The project’s location is another element of its positioning. According to the developer, Bhartiya City and Kempegowda International Airport are each approximately 15 minutes away. Hennur Road is within a 10-minute drive, while the Outer Ring Road is around 30 minutes away. Actual travel times may vary depending on traffic conditions.
