DLF Sells Out Gurugram Luxury Retirement Project for 1,985 Cr

DLF sells out all 172 residences at The Aureva in Gurugram for about ₹1,985 crore, highlighting demand for luxury retirement housing focused on wellness, healthcare and community living.

Real estate developer DLF achieves a complete sell-out of The Aureva, its luxury retirement living project in Sector 63, Gurugram, generating sales of approximately ₹1,985 crore. The project comprises 172 residences and marks DLF’s entry into the specialised senior living segment.

Spread across 4.17 acres, The Aureva features 172 four-bedroom luxury residences with a combined carpet area of more than 4 lakh sq ft and a total saleable area exceeding 7.5 lakh sq ft. The project is being developed as a standalone G+45-floor tower, with homes featuring private decks, dedicated staff dormitories and three parking spaces per residence.

The residences are designed around the requirements of retirement living, with universally accessible features intended to enhance safety, comfort and ease of movement. The project integrates luxury housing with wellness, healthcare, recreation and community-oriented facilities, positioning retirement living as an experience-led residential offering rather than conventional senior accommodation.

Amenities at The Aureva include a luxury clubhouse, fitness and wellness facilities, an indoor swimming pool, spa, yoga pavilion, meditation centre, library and banquet space. The development also includes a professionally managed on-site medical centre with emergency response support, adding healthcare access to the residential experience.

Aakash Ohri, Managing Director and Chief Business Officer, DLF Home Developers Ltd, says The Aureva reflects DLF’s approach to redefining luxury retirement housing in India. According to the company, the project brings together thoughtful design, wellbeing, convenience, healthcare and community engagement within an integrated residential ecosystem.

The project records an average price realisation of around ₹11.5 crore per apartment, with residences reportedly sold at approximately ₹28,000 per sq ft. The strong response highlights growing interest in premium senior living communities that combine independent residential spaces with wellness and healthcare services.

The Aureva also contributes to DLF’s broader residential development pipeline as the company targets sales bookings of around ₹20,000 crore for FY2026-27. DLF says it has developed more than 185 projects covering over 352 million sq ft and maintains substantial development potential across residential and commercial segments.
