Godrej Properties Partners for Bandra Bay Promenade Development

Godrej Properties partners with BMC and RC Group to develop the first phase of the Bandra Bay Bayside Promenade, featuring a walking track, landscaped gardens and community spaces.

Godrej Properties has partnered with the Brihanmumbai Municipal Corporation (BMC) and RC Group to develop the first phase of the Bayside Promenade at Bandra Bay in Mumbai. The initiative aims to transform underutilised waterfront land into a landscaped public space as part of the broader vision for the redevelopment of the Bandra Reclamation waterfront. 

The first phase of the project will include a signature bayside promenade, a walking track and landscaped gardens. It will also feature a lifestyle hub designed to provide community-oriented spaces, including a pet park, literature zone and amphitheatre. The development is intended to improve the usability and appeal of the waterfront for residents and visitors.

The partnership forms part of efforts to create a more accessible and vibrant public realm along Bandra Bay. The project will focus on integrating green spaces and recreational facilities into the waterfront environment, with design considerations centred on durability, ease of maintenance and community use.

A second phase is proposed to expand the recreational offering with facilities such as a mini-golf course and dedicated sports zones. The planned additions are intended to broaden the range of activities available within the waterfront development and strengthen the area’s role as a community destination.

Rohit Mohan, Chief Design and Sustainability Officer at Godrej Properties, said Bandra Bay presents an opportunity to enhance one of Mumbai’s distinctive waterfronts through a thoughtfully designed public realm. He said the development is being planned to respond to its surroundings while ensuring that the facilities are purposeful and durable.

Vishwas Mote, Deputy Municipal Commissioner (Zone III), BMC, said the waterfront is among Mumbai’s significant natural assets and that the project seeks to make it more vibrant and usable for citizens while aligning with the larger Bandra Bay promenade vision.

The Bandra Bay initiative comes as Godrej Properties expands its development activity across Mumbai and other major markets. The company has also entered into a development agreement for a luxury residential project in Marine Lines with an estimated revenue potential of ₹6,000 crore.

The Bandra waterfront is also undergoing wider redevelopment, supported by major infrastructure and connectivity projects around the western suburbs and central business districts. The planned promenade is expected to add a public-realm component to this broader transformation while providing landscaped and recreational spaces along the waterfront.
