LEAD Development Unveils RIMAS at LIVEX 2026 on Jubail Island

LEAD Development unveils RIMAS at LIVEX 2026, introducing 167 luxury villas on Abu Dhabi’s Jubail Island with mangrove views, waterfront amenities, wellness facilities and expansive outdoor spaces.

LEAD Development has unveiled RIMAS, a new luxury residential community on Abu Dhabi’s Jubail Island, at LIVEX 2026. Positioned within a natural setting of mangroves, waterways and waterfront landscapes, the development introduces a limited collection of villas designed around nature, wellness and outdoor living.

RIMAS comprises 167 villas, including 76 four-bedroom, 76 five-bedroom and 15 six-bedroom homes. Plot sizes range from approximately 850 to 1,716 square metres, while the development spans around 542,351 square metres. The villas are designed with generous indoor and outdoor living areas and views towards the surrounding mangroves and waterfront.

The architectural design follows the natural contours of the site, with a restrained aesthetic and variations intended to give individual homes a distinct identity. Two exterior palettes, Breeze and Ember, draw inspiration from the natural tones of Jubail Island, while Sienna and Ash provide warmer interior design expressions.

RIMAS places emphasis on outdoor recreation and wellness. The community features an elevated waterfront promenade, a resort-style swimming pool, beachfront gym and wellness centre. Residents also have access to a community beach, kayak station, sports courts and dedicated walking, running and cycling routes. A Mangrove Trail connects the community to the wider Jubail Island Mangrove Park and Abu Dhabi Royal Equestrian Arts.

The launch comes as Jubail Island moves into a more established stage of development. More than 1,000 homes have already been handed over across its six existing villages, while community centres and amenities are operational in areas including Nad Al Dhabi, Seef Al Jubail and Jubail Terraces.

The wider island also includes Marsa Al Jubail, which features a marina and yacht club, while Souk Al Jubail provides dining, beauty and wellness offerings. Education infrastructure is expanding with Redwood Center of Excellence Nursery & Kindergarten already operating and Gordonstoun School planned for the island.

Located between Yas Island and Saadiyat Island, RIMAS is positioned around 20 minutes from Zayed International Airport and Downtown Abu Dhabi. Its launch adds another low-density residential community to Jubail Island, extending LEAD Development’s approach of combining premium housing with natural landscapes, community amenities and wellness-focused infrastructure.
