Max Estates Acquires 5.5-Acre Noida Land for 272 Crore

Max Estates secures a 5.5-acre plot in Sector 132, Noida, for ₹272 crore through an e-auction. The planned mixed-use development has a potential revenue of ₹1,500–2,000 crore.

Max Estates Limited has acquired a 5.5-acre land parcel in Sector 132, Noida, for approximately ₹272 crore through an e-auction conducted by the New Okhla Industrial Development Authority (NOIDA). The company, along with minority consortium partners, has received the allotment and plans to develop a mixed-use project comprising residential, commercial and retail spaces.

According to the company's regulatory filing, the land parcel has a developable area of approximately 5 lakh sq. ft. The proposed development will also include supporting amenities and commercial and retail components designed to generate lease income. The project is estimated to have a revenue potential of ₹1,500 crore to ₹2,000 crore.

The acquisition follows a phased payment structure under which 40% of the bid value is payable within 60 days of allotment, while the remaining amount will be paid in instalments over four years. The arrangement allows the company to spread its land acquisition payments across the development period.

Sahil Vachani, Vice Chairman and Managing Director of Max Estates, said the acquisition represents a strategic addition to the company's Noida portfolio and reflects its approach to replenishing a phased, multi-year development pipeline. He added that the project is expected to strengthen the company's growth prospects in the National Capital Region's residential and mixed-use real estate market.

The Sector 132 acquisition also increases Max Estates' overall future revenue potential to nearly ₹32,000 crore, according to the company's management. The addition supports its strategy of expanding its residential and commercial real estate portfolio across Delhi-NCR.
