Omaxe Partners Lemon Tree Hotels for 4,000 Crore Expansion

Omaxe partners with Lemon Tree Hotels’ subsidiary Carnation Hotels to operate 10 hotel projects with 4,000 keys across India, involving an estimated ₹4,000 crore investment as part of Omaxe’s ₹6,200 crore hospitality expansion.

Real estate developer Omaxe Limited partners with Carnation Hotels Private Limited, a wholly owned subsidiary of Lemon Tree Hotels, to operate 10 hotel projects comprising approximately 4,000 keys across India. Announced on October 16, 2026, the agreement represents a significant step in Omaxe’s hospitality expansion strategy, which envisages an investment of ₹6,200 crore to develop 19 hotels across five states. The 10 projects covered by the partnership involve an estimated investment of ₹4,000 crore.

The planned properties are located in Lucknow, Vrindavan, Amausi, Ghaziabad, Greater Noida, Amritsar, Kaushambi and Faridabad. The portfolio spans transit hubs, pilgrimage destinations and commercial districts, targeting demand from business travellers, tourists and religious visitors. Project development and commissioning timelines are expected to range from nine months to five years, depending on individual requirements.

Several developments form part of the proposed portfolio. These include a 500-key hotel at the Jankipuram bus terminal and a 330-key property at the Vrindavan Yojna bus terminal in Lucknow. The Omaxe BeTogether Centre Point development near Amausi includes 693 keys, while the Omaxe Eternity-II and Omaxe BeTogether Courtyard projects in Vrindavan comprise 501 and 81 keys, respectively.

Other planned properties include a 745-key serviced apartment development in Amritsar, a 350-key hotel at Omaxe BeTogether Centre Point in Kaushambi, a 435-key property at World Mall in Faridabad and a 150-key hotel at Omaxe Connaught Place in Greater Noida.

The hotels will operate under brands from Lemon Tree Hotels’ portfolio. The arrangement supports Lemon Tree’s asset-light growth strategy by expanding its managed hotel network without requiring the company to own the underlying real estate. For Omaxe, the partnership brings established hospitality operating expertise to its expanding property development business.

Neelendra Singh, Managing Director of Lemon Tree Hotels, says the collaboration strengthens the company’s presence in Tier 2 and Tier 3 markets. Mohit Goel, Managing Director of Omaxe, and highlights the growing opportunities in cities serving business, leisure and pilgrimage travel.

Omaxe plans to finance the developments through a sale-led model, using proceeds from property sales rather than relying on loan funding. The partnership reflects a broader effort to integrate real estate development with hospitality operations as demand expands beyond major metropolitan centres.

The projects will contribute to Omaxe’s wider hospitality portfolio, which is planned to cover nearly five million square feet across five states over the next four to five years. Execution will depend on project-level approvals, construction progress and market conditions.
