Richville Infra plans to invest ₹500 crore in Tirthankar Abode, a 100-unit senior-living and NRI-focused residential development in Ludhiana, with an estimated revenue potential of ₹1,000 crore.
Punjab-based real estate developer Richville Infra Private Limited plans to invest approximately ₹500 crore in Tirthankar Abode, a residential development focused on senior citizens and non-resident Indian (NRI) families in Ludhiana. Spread across five acres on Hambran Road, the project will comprise 100 residential units across two towers and has an estimated revenue potential of ₹1,000 crore.
The development will feature a dedicated senior-living tower and a separate residential tower designed for NRI families. The concept aims to bring senior residents and families with overseas connections into one residential community while providing services suited to their individual requirements.

The senior-living component will incorporate healthcare infrastructure, emergency-response facilities, life-care services and app-enabled assistance. These provisions are intended to support residents who wish to maintain their independence while having access to professional assistance when required.
Richville is also considering offering health and insurance benefits to eligible buyers from the booking stage rather than waiting until possession. The benefits will be linked to specific payment plans and remain subject to eligibility requirements, coverage conditions and applicable policy terms.
The project has a planned development area of approximately one million sq. ft. and has received approval from the Punjab Real Estate Regulatory Authority (RERA). The company intends to invest in land and construction as it enters India's organised senior-housing segment.
Prabhjot Singh, Director of Richville Infra, said the development addresses the shortage of professionally supported senior-living communities in locations where families want their parents to continue living. He highlighted the need to combine residential accommodation with dependable healthcare and community support.
Rajdeep Singh, Director of Richville Infra, said the project represents a significant investment in Punjab's emerging assisted senior-living market. The company has appointed Yhataw Realty as its real estate adviser for the development.

The project comes amid growing interest in organised senior housing beyond India's major metropolitan markets. Industry estimates cited in the announcement indicate that the country has approximately 25,000 organised senior-living homes against a potential demand of 20–22 lakh units. Consultancy Colliers expects 30–40% of upcoming senior-living launches to emerge in Tier II and Tier III cities and spiritual destinations. Through Tirthankar Abode, Richville aims to combine residential development, healthcare support and professionally managed community services in a single housing proposition.
