The first phase of Glen Wood was launched in August 2025, and according to the company’s sales team, the initial price was approximately ₹43,000 per square yard, compared with reported resale transactions of around ₹50,000– ₹54,000 per square yard subsequently. These figures are company-provided and are not a guarantee of future returns. The larger proposition, however, is clear: HCBS developments is attempting to bring together the independence of plot ownership and the convenience of organised community living.

For a developer operating around Gurugram, the location story cannot stop at the project gate. The roads, employment hubs, commercial centres and infrastructure coming up around a development can be equally important in determining how a residential destination evolves. HCBS group has consequently built its portfolio across several emerging and established corridors, including Sector 102, Sector 103, Sohna and Jhajjar, alongside its wider presence in Gurugram.

Jhajjar is witnessing increased attention because of improving regional connectivity and the development of industrial and employment infrastructure. HCBS points to emerging road connectivity towards Sonipat, Rewari and other major regional corridors, as well as the presence of large-scale industrial development in the wider area. Such developments can gradually change the character of an emerging residential market by bringing employment, infrastructure and demand closer to previously peripheral locations.

Together, these projects span different segments of the market, from affordable and mid-segment housing to luxury residences, commercial development and plotted communities.

HCBS Development’s next phase is closely tied to the continued expansion of Gurugram and its surrounding markets. The company currently has projects at different stages of development and is building a pipeline that includes both its own developments and joint-development opportunities. One of the significant projects in this pipeline is an approximately 18-acre group-housing development in Sector 104, Gurugram, being undertaken through a Joint Development Agreement with Trident Realty. The company is also evaluating opportunities in Sector 102 along Dwarka Expressway while continuing to explore further development in Jhajjar.

The roadmap reflects an intent to grow without moving away from the company’s core market understanding. Rather than treating plotted development as a standalone opportunity, HCBS is building a portfolio that allows it to participate in multiple aspects of the region’s residential growth. Gurugram’s next chapter will be shaped by how effectively its expanding infrastructure, employment ecosystem and residential markets come together.
