Brigade Group to Invest 40,000 Crore in Projects Over 3 Years

Brigade Group plans to invest ₹40,000 crore over three years to develop 40 million sq ft of residential, commercial, hospitality and warehousing projects across major South Indian cities.

Brigade Group plans to invest around ₹40,000 crore over the next three years to develop a 40 million sq ft pipeline spanning residential, commercial, hospitality and warehousing projects across major cities in South India. The Bengaluru-based real estate developer announces the expansion plan as it marks 40 years of operations.

The planned investment forms part of Brigade’s next phase of growth and is expected to strengthen its presence across key South Indian markets. The company says the proposed development pipeline will cover multiple real estate segments, allowing it to expand its residential communities while increasing its commercial, hospitality and warehousing footprint.

Brigade has developed more than 110 million sq ft across over 300 projects during its four-decade operating history and has established a presence across 10 cities. Its portfolio includes residential developments, office spaces, retail destinations and hotels, reflecting a diversified business model across real estate and hospitality.

The company’s upcoming pipeline is expected to build on this diversified approach, with housing remaining a key component alongside income-generating commercial and hospitality assets. Warehousing is also emerging as an additional growth segment as demand for organised industrial and logistics infrastructure increases across major urban markets.

Brigade Executive Chairman M R Jaishankar says the group has grown by adapting to changing aspirations and economic conditions across the cities and markets in which it operates. The next phase focuses on taking its experience into new markets and opportunities while continuing to create developments intended to deliver long-term value.

The investment plan follows a period of increased activity for Brigade across its core businesses. The company is also pursuing expansion in residential development, with its FY27 plans previously indicating residential launches of around 11.5–12 million sq ft and an estimated gross development value of ₹12,000–13,000 crore.

In hospitality, Brigade’s hotel business is also expanding its portfolio. Brigade Hotel Ventures has outlined plans to invest around ₹3,600 crore to add nine hotels and approximately 1,700 keys by FY30, supporting the group’s broader hospitality growth strategy.

The latest three-year investment commitment therefore represents a significant scale-up of Brigade Group’s development pipeline. By allocating capital across residential, commercial, hospitality and warehousing assets, the company aims to broaden its portfolio and strengthen its position in South India’s expanding real estate markets.
