Dubai records 335 transactions of homes valued above $10 million in the first eight months of 2026, with Jumeirah Second leading apartment sales by value and Hadaeq Sheikh Mohammed Bin Rashid topping villas.
Dubai records 335 residential property transactions valued at more than $10 million during the first eight months of 2026, highlighting continued activity in the emirate’s ultra-luxury housing market. The transactions span high-value apartments and villas across several established and emerging premium locations.
Among apartments, Jumeirah Second records 31 transactions with a combined value of AED 2.77 billion, making it the highest-value apartment market during the period. Palm Jumeirah follows with 35 transactions worth AED 2.18 billion, while Jumeirah First records 16 transactions valued at AED 893.5 million. Downtown Dubai and Business Bay complete the top five apartment locations, recording AED 821.8 million and AED 694.2 million in sales respectively.

Palm Jumeirah also remains prominent in Dubai’s ultra-luxury residential segment, recording the highest number of apartment transactions among the locations listed. Its 35 transactions have an average value of AED 62.2 million. The area also records 28 villa transactions worth AED 1.85 billion, placing it among the leading villa markets by total transaction value.
For villas, Hadaeq Sheikh Mohammed Bin Rashid leads the market with 48 transactions worth AED 2.77 billion. Palm Jebel Ali follows with 43 transactions valued at AED 2.04 billion, while Palm Jumeirah records AED 1.85 billion across 28 transactions. Emirates Living and Wadi Al Safa 3 also feature among the leading locations by transaction activity.
The period also sees several exceptionally high-value individual transactions. Among apartments, an off-plan six-bedroom residence at Aman Residences in Jumeirah Second sells for AED 422 million, followed by another six-bedroom unit in the same project at AED 356.2 million. A six-bedroom residence at The Alba Residences on Palm Jumeirah records a transaction value of AED 225.9 million.

The villa segment records a AED 350 million transaction for a seven-bedroom property in La Mer, Jumeirah First. A six-bedroom Signature Villa on Palm Jumeirah changes hands for AED 145 million, while a nine-bedroom property in Emirates Hills records a AED 134 million resale transaction.
The transaction data reflects the breadth of Dubai's high-end residential market, with demand distributed across waterfront communities, established luxury districts and new master-planned developments. The continued presence of both off-plan and resale transactions also indicates activity across different segments of the ultra-luxury market.
