Godrej Properties unveils a new luxury residential development in Marine Lines, South Mumbai, with an estimated revenue potential of approximately ₹6,000 crore. The project adds to the developer’s growing luxury housing portfolio in Mumbai and strengthens its presence across the city’s premium residential market. 

The development is planned in one of South Mumbai’s established residential locations, positioning it within a market characterised by premium housing demand and limited land availability. The project forms part of Godrej Properties’ strategy of expanding its presence in high-value residential micro-markets through large-scale developments.

The company has been increasing its focus on luxury and premium housing in Mumbai. Its portfolio includes projects across prominent locations such as Worli, where Godrej Trilogy is being developed with three- and four-bedroom residences and more than 115,000 sq ft of amenities spread across the ground, podium and rooftop levels.

Godrej Properties has also recorded strong sales from its luxury launches in Mumbai. The developer states that Godrej Trilogy generated home sales exceeding ₹2,000 crore at its February 2026 launch, reflecting the scale of its luxury residential business in the city.

The new Marine Lines project further expands this portfolio into another established South Mumbai neighbourhood. The location provides access to the city's commercial districts, transport infrastructure and established social amenities, supporting its positioning as a premium residential development.

The project comes as Godrej Properties continues to expand its residential presence across India. The company currently develops projects across more than 15 cities and has a portfolio spanning multiple residential segments, including luxury housing.

In Mumbai, the developer is simultaneously advancing projects across different micro-markets. Its Godrej Reserve development in Kandivali East offers three- and four-bedroom residences across a six-acre open-space environment, while Godrej Trilogy caters to the luxury segment in Worli.

The Marine Lines development therefore adds another high-value project to Godrej Properties’ Mumbai pipeline.
