Meraas Awards Dh1 Billion Contract for Dubai Villa Project

Meraas awards nearly AED 1 billion to GCC Contracting for 272 villas and townhouses at Nad Al Sheba Gardens Phase 7, with construction underway and completion targeted for Q2 2028.

Dubai-based developer Meraas has awarded a construction contract valued at nearly AED 1 billion to GCC Contracting for the development of 272 villas and townhouses at Nad Al Sheba Gardens Phase 7, further expanding the residential community in Dubai. 

The latest phase will comprise 130 villas ranging from four to seven bedrooms and 142 three-bedroom townhouses. The construction package also covers pool houses, utility services and related infrastructure works. Construction has already started, with completion scheduled for the second quarter of 2028.

Meraas, a member of Dubai Holding Real Estate, said the development forms part of its continued investment in residential communities designed around family-oriented living, connectivity and access to lifestyle amenities. Nad Al Sheba Gardens is located close to Downtown Dubai, Meydan Racetrack and Dubai International Airport.

Khalid Al Malik, Chief Executive Officer of Dubai Holding Real Estate, said the Phase 7 contract reflects continued demand for premium master-planned residential communities in Dubai. He added that the expansion supports the developer’s focus on homes combining architecture, connectivity and long-term value.

GCC Contracting will execute the construction works. Bipin Chandran, Executive Officer and Chief Executive Officer of GCC Contracting, said the company would focus on technical execution, precision and quality throughout the project.

The new phase will add to the existing residential and lifestyle infrastructure at Nad Al Sheba Gardens. The community includes walking, cycling and running tracks, children's play areas, multi-sport facilities, swimming pools and yoga lawns. Residents also have access to Nad Al Sheba Gardens Mall, which provides retail and dining options.

The development comes amid continued residential construction activity in Dubai, particularly in the villa and townhouse segments. A separate Meraas project, The Acres and The Acres Estates in Dubailand, also received construction contracts earlier in 2026 for 557 villas, highlighting the developer’s ongoing expansion of its premium residential portfolio.

The Nad Al Sheba Gardens Phase 7 project is expected to increase the supply of larger-format homes within the community when completed in 2028. The development will add both standalone villas and townhouses while extending the infrastructure and amenities available to residents.
