Pune’s housing market offers buyers more options as property price growth slows to 7.7%, while Bengaluru records a 14.5% annual rise amid strong demand and declining new launches in Q3 2026.
India’s residential property market shows diverging trends in the third quarter of 2026, with Pune offering homebuyers greater choice as price growth moderates, while Bengaluru records the highest annual appreciation among six major housing markets. According to a report by real estate platform NoBroker, residential prices in Bengaluru rise 14.5% year-on-year in the July–September quarter, reflecting sustained demand and tighter new housing supply.
Bengaluru’s average residential property price reaches ₹11,293 per square foot, compared with ₹9,863 a year earlier. Housing demand grows 14%, while new residential launches decline 12% to 15,180 units. The imbalance between demand and fresh supply continues to support price appreciation. North and East Bengaluru remain important development corridors, attracting a significant share of new project launches.

The National Capital Region (NCR) records 10.6% annual price growth, followed by Chennai at 10.2% and the Mumbai Metropolitan Region (MMR) at 8.9%. However, demand conditions remain uneven. Gurugram and Noida experience declines in housing demand, while developers reduce new launches across NCR amid affordability concerns and a preference for comparatively accessible markets.
Pune records annual residential price growth of 7.7%, down from 10% in the previous quarter. Average prices stand at ₹8,622 per square foot, making the city the most affordable among the six markets tracked in the report. An increase in new housing launches, alongside broadly unchanged demand, gives buyers more options and helps moderate price growth. Developers may nevertheless remain cautious about introducing additional project phases as demand remains subdued.
Hyderabad records the slowest annual price appreciation at 5.6%, with average residential prices reaching ₹8,732 per square foot. A substantial pipeline of projects nearing completion and relatively modest demand growth limit upward pressure on prices.

Looking ahead, Pune and MMR are expected to remain important markets for new residential supply during the festive season. Bengaluru’s market, meanwhile, continues to face supply constraints, while developers across cities are likely to align launch decisions more closely with buyer demand and affordability. The trends highlight how local supply, pricing and purchasing power increasingly shape housing market performance across India’s major cities.
