Mumbai’s residential real estate market operates within a unique set of constraints. Limited land availability, small development plots, redevelopment requirements, regulatory conditions, and rising expectations from homebuyers make residential development in the city a complex exercise. Buyers today are looking beyond location and basic specifications, seeking better planning, privacy, quality construction, parking, and homes that can remain functional as their families evolve. For developers, this makes efficient planning and disciplined execution increasingly important.
Mumbai’s complex development environment has shaped Goshar Alliance’s approach to residential real estate. With around 20 years of experience, the company has progressed from developing standalone buildings to undertaking larger redevelopment projects. Its focus is on executing a limited number of developments with close involvement at every stage. An in-house engineering team, careful material selection, and Goshar Alliance. The developer, not the project, controls quality and timelines, while responding to the practical requirements of Mumbai’s homebuyers.
Two Decades of Residential Development Experience
Goshar Alliance has been executing real estate projects since 2003. Between 2003 and 2020, the company primarily worked on standalone buildings, generally undertaking one project at a time. Post-2020, the company began taking on larger developments, including projects with plot sizes approaching one acre.
Redevelopment has been an important part of this experience. One of its projects, Shantiniketan, involved approximately 120–140 existing tenants on a plot of around one acre. The company completed the redevelopment and rehabilitation process within three and a half years. Another project, Palatina, in Ghatkopar East, involved around 60 society members on a 3,200-square-metre plot, with three basements, one podium, 19 floors and two buildings. This project was also completed within approximately three and a half years.
These projects have given the company experience in managing redevelopment requirements while coordinating construction, rehabilitation, consultants, and timelines.
Planning for Mumbai’s Urban Constraints
Goshar Alliance's residential philosophy focuses on making practical use of available space while maintaining comfort and privacy. Its projects typically follow a one-flat-per-floor format and give considerable attention to planning, lobby areas, and day-to-day convenience. Ram Bhuwan itself is being developed on a plot of approximately 608 square metres, making space planning particularly challenging. The apartments have been planned so that they face the front, allowing residents to benefit from natural light, ventilation, views, and privacy despite the limited plot size.
“The project also addresses the practical requirements of modern households. Since conventional parking is difficult to accommodate on a small plot, a dedicated parking tower with mechanical parking has been provided. This allows for approximately two to three cars per flat, addressing the growing parking needs of urban families," says the management.
The internal layout has also been approached differently. The three-bedroom sale apartments have been designed with well-sized bedrooms rather than having one large master bedroom and smaller secondary bedrooms. The intention is to ensure that each room can comfortably serve an adult member of the family, making the homes more suitable for multi-generational households.

Hands-On Approach to Construction Quality
Mumbai’s development environment brings several challenges, particularly the shortage of open land and the prevalence of redevelopment projects on smaller plots. Developers also have to account for mandatory open spaces and parking requirements, which can further limit the usable area.
"We address these challenges through careful planning and a hands-on construction model. The company has an in-house team of around 45 engineers, with several team members having been associated with the organisation for more than 10 years. This provides direct oversight of construction and helps the company maintain greater control over quality and project schedules," says the management.
The company also places importance on material quality and construction methods. It uses Tata Steel and ready-mix concrete from established manufacturers such as UltraTech. Aluminium formwork is used to improve finishing quality and construction speed. Where site conditions permit, the company also prefers conventional ramps and additional basement levels for parking.
This approach reflects the company’s preference for investing in construction quality and practical solutions rather than compromising on specifications to address short-term cost considerations.

Building for Long-Term Use
Goshar Alliance follows a boutique development model, taking up a limited number of projects and remaining closely involved with architects, structural consultants, MEP consultants, and other stakeholders. This allows the team to maintain direct oversight across different stages of development.
The company’s longer-term approach is centred on creating residences that remain useful as families change. At Ram Bhuwan, this is reflected in the emphasis on bedroom sizes, parking capacity, privacy, and service access. Superstructure completion is scheduled for August 2026, with the occupation certificate expected thereafter. Handover is targeted within two years of construction commencement. “For redevelopment projects, the company also places importance on creating a cohesive residential community after completion. Existing residents and new purchasers will receive comparable quality and amenities, without creating divisions within the building," adds the management.
Going forward, Goshar Alliance intends to continue its focused approach to residential development in Mumbai, combining careful planning, in-house technical expertise, quality construction, and practical design. Its experience across redevelopment and standalone projects provides a foundation for taking on larger developments while retaining the hands-on approach that has shaped the company’s work over the past two decades.
