NLMC Offers HIL's 5.119-Acre Delhi Land Parcel for 829.69 Cr

National Land Monetisation Corporation invites bids for HIL India’s 5.119-acre industrial land parcel in Delhi at a reserve price of ₹829.69 crore, offering development potential under transit-oriented development provisions.

The National Land Monetisation Corporation (NLMC) has initiated the sale of a 5.119-acre land parcel owned by HIL (India) Ltd in New Delhi at a reserve price of ₹829.69 crore. Located in the Najafgarh Industrial Area along Rohtak Road and Shivaji Marg, the property is being offered through an e-tender-cum-e-auction process as part of the government's efforts to unlock value from surplus public sector assets.

The freehold industrial land measures approximately 20,723 square metres and has around 140 metres of road frontage. Its location provides connectivity to the Delhi Metro's Green Line, while the site offers development potential with a floor space index (FSI) of up to 400 under applicable transit-oriented development provisions, subject to statutory conditions and approvals.

NLMC organised a pre-bid meeting on November 3 to brief prospective investors about the property's location, development potential, land-use provisions, eligibility requirements and auction conditions. The meeting was attended by representatives of NLMC, HIL India and transaction advisor CBRE India.

According to the auction terms, the land is currently designated for industrial use, although conversion may be permitted under applicable regulations and approvals. The proposed transaction will be conducted through a competitive online auction, with the highest eligible bid determining the final sale price. Consortium participation is permitted, with a maximum of three members.

The property has attracted interest from real estate developers, including Godrej Properties, Omaxe and M3M, according to reports citing HIL India Chairman and Managing Director Kuldeep Singh. The reserve price is ₹829.69 crore, while the minimum bid increment is fixed at ₹1 crore per acre.

The sale marks the third publicly advertised e-auction initiated by NLMC within two months. The corporation is also facilitating the monetisation of land parcels belonging to other public sector enterprises, including ITI Ltd and Rashtriya Ispat Nigam Ltd.

NLMC, a wholly owned government company under the Department of Public Enterprises in the Ministry of Finance, is responsible for facilitating the monetisation of surplus land and building assets held by central public sector enterprises. The initiative aims to unlock the economic value of underutilised government properties through structured and transparent transactions.
