Bayut Launches AI Search for Conversational Property Discovery

Bayut launches AI Search, allowing UAE property seekers to describe their requirements in natural language and refine searches conversationally, building on its BayutGPT and ChatGPT integrations.

Bayut has expanded its AI-powered property discovery capabilities with the launch of AI Search, enabling users in the UAE to search for homes using natural, everyday language rather than relying solely on predefined filters. The new feature allows property seekers to describe their lifestyle needs, budget and priorities and refine their requirements through an ongoing conversation.

The AI Search experience is designed to accommodate the way property searches typically evolve. Instead of starting with a fixed combination of location, price and property-type filters, users can begin with broader requirements and progressively add, remove or modify preferences. The system then surfaces properties that increasingly align with the user's stated needs.

Bayut is positioning the new search capability as part of a wider investment in conversational property technology. Its existing AI initiatives include the Bayut app on ChatGPT, which allows users to explore UAE properties and refine requirements through follow-up questions without leaving the ChatGPT environment. The company has also developed BayutGPT, its proprietary AI property assistant.

BayutGPT has recorded more than 345,000 unique interactions and 690,000 messages, according to the company. The assistant provides property-related information, market insights and personalised recommendations, while also supporting queries on areas, prices, rental yields, transactions and other aspects of the UAE real estate market.

The company is also applying artificial intelligence across its wider property ecosystem. Its TruBroker programme and TruEstimate solution use technology and data to support property seekers and real estate professionals. Bayut's parent company, Dubizzle Group, currently operates 121 production AI models that generate millions of predictions each month across platforms serving 20 million users, according to the company.

Bayut says its approach focuses on applying AI to specific stages of the property journey rather than treating it as a standalone feature. For consumers, this includes making property discovery more conversational and responsive, while for agents and agencies, technology is intended to provide data-led insights and help them better understand customer demand.

The launch comes as conversational interfaces become increasingly integrated into digital research and decision-making. By combining AI Search with its existing property inventory, market data and professional tools, Bayut is expanding the role of artificial intelligence across the UAE's real estate search process.
