Aldar and Mubadala Buy $250M Abu Dhabi Office Complex

Aldar and Mubadala acquire Masdar City Square for AED 918 million, adding 47,000 sq m of office space to their portfolio and taking their combined Masdar City holdings to AED 4.7 billion.

An agreement has been signed by Mubadala Investment Company and Aldar Properties to purchase Masdar City Square for AED 918 million ($250 million) in Abu Dhabi. As a result of the acquisition, the value of their commercial and residential real estate portfolio in Masdar City is now worth AED 4.7 billion ($1.3 billion).

The Masdar City Square has more than 47,000 square meters of net leasable commercial space across seven Grade A office buildings. It was completed in Q1 2026 and is 99% leased to such firms as TAQA, Department of Energy, Emirates College, and Mohamed bin Zayed University of Artificial Intelligence.

The deal brings an addition of a new commercial property in the joint venture between Aldar and Mubadala, formed in 2024 to develop a diverse real estate portfolio in Masdar City. The properties currently held by the joint venture include over 158,000 square meters of net leasable commercial property and over 1,400 occupied residential units.

The portfolio consists of properties occupied by large firms like International Renewable Energy Agency, Masdar, Siemens, G42, and the UAE Space Agency. Together, the commercial portfolio has an unexpired lease term of about 5.2 years on a weighted average basis, thus offering a sizeable contracted occupancy for the joint venture.

The square at Masdar City is equipped with sustainability features. It will be LEED Platinum and WELL Gold certified buildings with solar PV system and passive cooling. One of the buildings there is a zero energy building and acts as the headquarters for the Abu Dhabi Department of Energy.

The recent deal is after the JV’s purchase of The Link at Masdar City worth AED 654 million in April 2026. The Link covers a space of about 32,000 square meters in five buildings and is fully leased to companies like Masdar and MBZUAI.

This growth is part of the partners' strategy to increase exposure to top-notch commercial buildings in regions where industries of the future can grow. Masdar City is still being developed into a city that focuses on clean energy, artificial intelligence, and scientific research as well as sustainable urban planning.

Through the purchase of Masdar City Square, Aldar and Mubadala strengthen their footprint within one of Abu Dhabi’s rapidly growing business districts and continue to diversify their portfolio of commercially occupied properties. In addition, it solidifies Masdar City as an attraction for institutions and businesses that operate in the technology and energy sectors.
