Aldar launches Talay at Marsa Al Saadiyat with 351 standalone villas, marking the first residential community at the waterfront destination and expanding Saadiyat Island’s residential offering.
Aldar Properties has launched Talay, an exclusive residential community featuring 351 standalone villas at Marsa Al Saadiyat in Abu Dhabi. The development marks the first residential launch at Marsa Al Saadiyat and forms part of the final phase of Saadiyat Island’s masterplan.
The villas will be available for sale from September 23, 2026, offering residents access to a waterfront setting within Marsa Al Saadiyat. The destination spans approximately 6.4 million square metres and includes around eight kilometres of coastline.

Talay combines contemporary residential architecture with design elements developed in collaboration with Emirati artist Abdalla Almulla. Bespoke louvre details are incorporated into the villas, while Almulla is also contributing to the public realm through a commissioned fountain within the community. The design approach forms part of Marsa Al Saadiyat’s broader integration of art and culture.
The development is positioned within Marsa Al Saadiyat, a waterfront destination with an overall development value of approximately AED 100 billion. The masterplan includes residential, educational, cultural and lifestyle components intended to create an integrated destination on Saadiyat Island.
Connectivity is another component of the wider masterplan. Marsa Al Saadiyat is planned to include three schools and an underground high-speed rail station associated with Etihad Rail. The station is integrated into a transit-oriented development hub, providing connections to the wider UAE while supporting mobility within the destination.

The launch of Talay adds a new residential component to Abu Dhabi’s Saadiyat Island, where Aldar is developing communities alongside cultural, leisure and hospitality destinations. The project also expands the company's residential offering through a limited collection of standalone villas in a waterfront setting.
With 351 homes forming the first residential community at Marsa Al Saadiyat, Talay represents the next stage of development for the destination and introduces a new residential offering within the broader Saadiyat Island masterplan.
