Embassy Developments to Build Bengaluru Projects Worth 4,500 Cr

Embassy Developments plans two major housing projects in Bengaluru with a combined revenue potential of about ₹4,500 crore, strengthening its residential portfolio and expansion across North Bengaluru.

Embassy Developments is expanding its residential portfolio in Bengaluru with two housing projects that together carry a revenue potential of around ₹4,500 crore. The developments form part of the company’s broader strategy to strengthen its presence in the city’s premium housing market and capitalise on sustained demand for large-format residential communities.

One of the key developments is Embassy Origins, an 85-acre residential project in North Bengaluru. The first phase comprises 217 villas and 855 apartments, with a gross development value of approximately ₹4,500 crore. The project has a saleable area of more than 2.6 million sq ft across its villa and apartment components.

The project adopts a design approach centred on natural landscapes and integrated community living. Plans incorporate around 4,000 trees and natural water systems, reflecting the developer’s emphasis on combining residential development with open spaces and environmental features. The development is positioned to benefit from North Bengaluru’s expanding infrastructure and its proximity to the city’s airport corridor.

The latest development adds to Embassy Developments’ substantial residential pipeline in Bengaluru. The company has identified North Bengaluru as a strategic growth market and has been preparing several projects across premium apartments and villa communities. Its FY27 launch programme includes Embassy Knowledge Park, featuring villas and apartments in North Bengaluru, with a combined GDV of around ₹4,500 crore.

Embassy Developments has also recorded strong demand for its existing residential projects. Embassy Verde Phase II at Embassy Springs, North Bengaluru, sells more than 500 units and generates approximately ₹495 crore in topline within four days of launch, indicating continued buyer interest in integrated township developments.

The company’s expansion comes as Bengaluru continues to attract premium housing demand, supported by employment growth, infrastructure development and the expansion of technology and business districts. North Bengaluru, in particular, benefits from its proximity to Kempegowda International Airport and improving connectivity.

Embassy Developments is therefore using its established land portfolio and township ecosystem to increase its residential presence in the city. With multiple projects progressing across North Bengaluru, the developer is seeking to build a larger pipeline of premium homes while leveraging the region’s long-term growth potential.

The new projects add significant value to Embassy Developments’ Bengaluru portfolio and reinforce its focus on residential growth alongside its established commercial real estate operations. The company’s expanding launch pipeline is expected to provide further opportunities to capture demand in one of the country’s most active housing markets.
