Experion Developers plans to invest ₹10,000 crore over five years to develop around 3,000 luxury homes and residential plots, with most projects in the National Capital Region and additional developments in Amritsar, Lucknow and Goa.
Experion Developers, the Indian real estate platform backed by Singapore-headquartered AT Capital Group, plans to invest approximately ₹10,000 crore over the next five years to develop around 3,000 luxury and ultra-luxury homes and residential plots. The proposed investment covers land acquisition, approvals and construction, reflecting the company’s strategy to expand its premium residential portfolio in India.
Around two-thirds of the planned development pipeline is expected to be located in the National Capital Region (NCR), while the remaining projects are planned across Amritsar, Lucknow and Goa. The portfolio will include premium-luxury apartments and ultra-luxury residences, alongside residential plots aimed at buyers seeking larger homes and customised living spaces.

The investment plan follows the company’s delivery of more than 2,000 homes and plots during the preceding five years. The proposed expansion signals its intention to increase development activity while responding to demand for high-end residential properties across established and emerging markets.
Experion Developers is also placing greater emphasis on wellness-led design and environmentally responsible construction. According to Deputy CEO Priyamvada Navet, the company’s development pipeline reflects a shift in homebuyer priorities towards health, well-being and the sustainability of residential environments.
Planned features across the portfolio include mechanically ventilated fresh-air systems and air filtration in ultra-luxury homes, treated water at the point of use, low-VOC paints, energy-efficient heat pumps and improved acoustic insulation. Building orientation and window placement are also expected to support natural daylight, while landscape plans will prioritise native plants, tree cover and shaded walking paths.

The company is further rethinking amenities in its ultra-luxury developments, with clubhouse facilities intended to support physical activity, recovery, sleep and nutrition alongside conventional leisure offerings. These features reflect a broader move towards integrating wellness into residential planning rather than limiting it to recreational facilities.
The planned investment comes as premium housing remains an important segment of India’s residential property market. Through its proposed developments across NCR and other cities, Experion aims to expand its presence in the luxury housing segment while incorporating wellness, design quality and responsible building practices into its future projects.
