Nimbus Arista and BOP.in Launch Noida's Biggest Branded Residences

Nimbus Realty and BOP.in announce a branded residential development at Sector 168, Noida, reviving the stalled Arista project with premium homes, landscaped spaces and upgraded lifestyle amenities.

Nimbus Realty, in association with BOP.in, announces the launch of Nimbus The Arista in Sector 168, Noida, introducing a premium residential development positioned as one of the city’s largest branded residential offerings. The project focuses on luxury homes, upgraded amenities and contemporary community infrastructure.

The development forms part of the revival of the previously stalled Sunworld Arista project. Nimbus Projects acquires exclusive development and sales rights for the undeveloped Phase-II portion through a Joint Development Agreement with Sunworld Residency Private Limited. The agreement covers Towers 5, 7, 8 and 9, along with the clubhouse and associated common areas.

The project spans approximately 10 acres and comprises 342 luxury apartments across four towers. The development also includes the completion of the clubhouse and common facilities. Nimbus Projects has disclosed an investment of around ₹1,100 crore for the development of Arista Luxe Phase II, with the project being revived under the Legacy Stalled Projects Scheme.

The residential community incorporates extensive landscaped and open areas, with around 65% of the project dedicated to open green spaces. The development also features a landscaped zone of approximately 1.6 lakh square feet and seven themed swimming pools, alongside other lifestyle-oriented facilities.

The residences are designed with features including spacious balconies, 11-foot floor-to-floor heights, double-height air-conditioned lobbies and smart-home automation. These specifications are aimed at creating a contemporary residential environment within the Sector 168 micro-market.

The project has also received regulatory recognition following Nimbus Projects’ appointment as co-promoter and lead promoter for the development. The Noida Authority recognises the company as co-developer, while the Uttar Pradesh Real Estate Regulatory Authority extends the project’s completion date to January 23, 2030.

The development carries a total saleable area of approximately 10.5 lakh square feet, according to Nimbus Projects’ regulatory disclosure. The company states that the project is bank-funded and supported by internal accruals and institutional lending, with construction being undertaken under the applicable regulatory framework.

With the revival of Arista Phase II, Nimbus Realty and BOP.in seek to strengthen the premium housing segment in Noida by combining a large-scale residential development with upgraded amenities, green spaces and technology-enabled features. The project also represents an effort to bring a previously stalled development back into active construction and delivery.
