Vantrock Real Assets plans to invest ₹3,100 crore over four years to develop 11.5 million sq ft of industrial, logistics and warehousing assets across key Indian markets, targeting a gross development value of ₹4,200 crore.
Vantrock Real Assets plans to invest approximately ₹3,100 crore over the next four years to develop industrial, logistics and warehousing parks across major Indian cities. The Mumbai-headquartered company aims to build a portfolio spanning 11.5 million square feet, with an estimated gross development value (GDV) of ₹4,200 crore upon completion.
Founded by real estate veteran Anshul Singhal, the company initially focuses on warehousing, industrial and logistics infrastructure in established commercial corridors. Its strategy responds to rising demand from e-commerce businesses, third-party logistics (3PL) operators and light manufacturing companies for modern facilities located closer to urban consumption and industrial centres.

The initial development pipeline covers approximately three million sq ft across Delhi-NCR, Bengaluru and Pune. Valued at around ₹1,100 crore, these projects are scheduled to begin construction in 2027, with rental income expected from 2028. Land assembly, documentation and regulatory approvals for the initial developments are at advanced stages.
The remaining 8.5 million sq ft is planned across the same markets and the Mumbai Metropolitan Region, with projects expected to be launched in phases over the following 12–18 months.
Vantrock intends to focus on infill locations within established industrial and warehousing corridors rather than acquiring land on the outskirts of cities. It plans to secure suitable parcels through long-term leases, joint ventures and joint development arrangements, reducing the need for outright land purchases. The company is also evaluating existing Grade-B warehouses for acquisition and refurbishment to Grade-A standards.
Its proposed portfolio includes large-format and build-to-suit warehouses, multi-storey facilities, last-mile logistics centres, dark stores, self-storage facilities, cold-chain infrastructure, industrial plots and workforce accommodation. Depending on location requirements, developments may also incorporate office and retail components.
The company estimates that the total planned investment will cover land-related arrangements, approvals, construction and financing. Funding is expected to come through equity, construction debt and forward funding.

Shailesh V. Haribhakti, chairman of Vantrock’s board, highlights the importance of improving safety, structural quality, lighting and ventilation in existing warehousing infrastructure. The company aims to combine expansion with stronger operational and compliance standards.
The investment comes as India's demand for institutional-grade warehousing grows alongside e-commerce, manufacturing and organised logistics. Vantrock’s development strategy seeks to address the shortage of high-quality facilities near major cities while building a portfolio of income-generating real assets.
