Sdeira Group unveils the masterplan for Aryam Community at KEZAD Al Mamourah, Abu Dhabi, designed to accommodate 27,000 industrial and logistics workers. Construction is expected to begin in 2027, with completion targeted for 2029.
Sdeira Group, a subsidiary of AD Ports Group, has unveiled the masterplan for Aryam Community – KEZAD Al Mamourah, an integrated workforce accommodation development designed to house up to 27,000 residents in Abu Dhabi. Located near Khalifa Port and the Abu Dhabi–Dubai transport corridor, the project aims to support the emirate’s expanding industrial, logistics and commercial sectors.
The development is situated within KEZAD Al Mamourah A and will be delivered in two phases. Construction is expected to begin in the first half of 2027, with completion scheduled for 2029. Once fully developed, the community will provide accommodation and supporting amenities close to major employment centres.

The first phase is planned to accommodate approximately 14,000 residents across a site measuring 110,200 square metres, with a built-up area of 137,800 square metres. The second phase will increase the community’s total capacity to 27,000 residents.
Aryam Community will incorporate essential services and recreational facilities to support residents’ daily needs. The masterplan includes a supermarket, administrative facilities and a separate mixed-use building featuring a medical clinic, retail outlets and other amenities.
Food services will be supported by a central kitchen operated by ZOAD, Sdeira Group’s catering services company, alongside two dining halls. An on-site laundry facility will be managed by Your Laundry, another service provider within the group. The development will also feature four outdoor sports courts and dedicated indoor recreation and leisure areas.
Sustainability and operational efficiency form part of the project’s design. Smart metering, energy-efficient measures and water-conservation systems are planned to support resource management and long-term operational performance.
Abdulaziz A. Bawazeer, chief executive officer of Sdeira Group, says workforce communities play an increasingly important role as Abu Dhabi’s industrial economy grows. He highlights the importance of providing liveable environments with access to healthcare, recreation and everyday services to support resident wellbeing and workforce stability.

The development aligns with Abu Dhabi’s Industrial Strategy, which targets growth in the emirate’s manufacturing sector to AED172 billion by 2031. By combining accommodation with essential services near industrial and logistics operations, Aryam Community aims to address the housing requirements associated with the region’s economic expansion. Sdeira Group’s project adds to the emirate’s investment in integrated workforce housing, linking residential infrastructure with the needs of businesses operating across Abu Dhabi’s industrial ecosystem.
