Adani Realty plans premium and luxury residential launches in Goregaon West and Bandra Reclamation, including 1,300–1,400 homes in Goregaon and an invitation-only ultra-luxury project in Bandra.
Adani Realty plans to strengthen its presence in Mumbai’s premium and luxury residential market with two major project launches in Goregaon West and Bandra Reclamation. According to a report by Livemint cited by Business Today, the developer is preparing to launch both projects this year, subject to final approvals.
The first development is a cluster redevelopment project in Goregaon West, where Adani Realty plans to launch the initial 5–6 acres. The phase is expected to comprise around 1,300–1,400 homes, with most apartments configured as two- and three-bedroom residences. Reported pricing for these homes is around ₹34,000–35,000 per sq ft.

The company is also preparing an ultra-luxury residential project at Bandra Reclamation. The first phase is planned across approximately five acres and is expected to include around 140 homes, each measuring about 5,000 sq ft. The reported pricing is approximately ₹1.2 lakh per sq ft, positioning the development at the high end of Mumbai’s residential market.
The Bandra project is planned as an invitation-only development and is expected to feature customised penthouses ranging from 10,000 sq ft to 20,000 sq ft. A branded club is also planned as part of the development. According to people cited in the report, the project is attracting enquiries from domestic high-net-worth individuals even before its formal launch.
Both developments are reportedly in the final stages of approvals, while some site-level work has already commenced at the Bandra location. The projects form part of Adani Realty’s broader strategy to expand its residential portfolio in Mumbai, where the company has accumulated development opportunities through redevelopment projects and land holdings.
Adani Realty’s Mumbai expansion also includes the redevelopment of Motilal Nagar in Goregaon West. The company was appointed by the Maharashtra Housing and Area Development Authority (MHADA) after emerging as the highest bidder for the ₹36,000-crore redevelopment project spread across 142 acres. The development includes both saleable housing and rehabilitation homes for existing residents.
In June 2026, Adani Properties also emerged as the highest bidder for the redevelopment of two additional MHADA layouts in Mumbai: a 34.33-acre parcel at Adarsh Nagar in Worli and a 98.27-acre area at Bandra Reclamation.

The planned launches come as Mumbai continues to record strong activity in its luxury housing segment. Business Standard reports that homes priced at ₹10 crore and above recorded ₹18,512 crore in transactions during the first half of 2026, marking a record six-month period for the segment.
With the proposed Goregaon and Bandra projects, Adani Realty is expanding its offering across premium and ultra-luxury segments while building on its growing redevelopment portfolio in Mumbai.
