Brookfield India REIT Arm Buys 4 Powai Office Units for 75 Cr

Brookfield India REIT’s arm Kairos Properties agrees to acquire Powai office units for ₹75.2 crore, raising its ownership in the Delphi building from 80% to 86% on a gross leased area basis.

Brookfield India Real Estate Trust’s special purpose vehicle, Kairos Properties, has agreed to acquire office condominium units spread across two floors of the Delphi building in Mumbai’s Powai for ₹75.2 crore. The transaction is expected to increase Kairos’ ownership in the commercial property from 80% to 86% on a gross leased area basis. 

According to a regulatory filing, Kairos signed an Agreement for Sale with an unrelated third party, for the acquisition of units 501 to 503 on the fifth floor and units 601 to 604 on the sixth floor of Wing C of the Delphi building. The property is located in Hiranandani Gardens and forms part of the larger Downtown Powai township.

The acquisition is expected to be completed during the third quarter of financial year 2026-27. The transaction has received approval from the boards of Kairos Properties and Brookprop Management Services, the manager of Brookfield India REIT. International property consultant JLL India acted as the transaction advisor.

The Delphi building is part of Downtown Powai, a mixed-use development comprising residential, commercial and retail components. Powai has emerged as an established commercial district in Mumbai, with office developments serving businesses across multiple sectors.

The latest transaction adds to Brookfield India REIT’s ownership of the Delphi property. Following completion, Kairos will hold an 86% share of the building on a gross leased area basis, compared with its existing 80% ownership.

The acquisition comes as Brookfield continues to develop its commercial real estate presence in Mumbai. The asset manager has also announced plans for a large global capability centre (GCC) in Powai, involving an investment of more than ₹9,000 crore. The proposed project is planned across six acres and is expected to have about 20 lakh sq ft of lettable area by 2029. Brookfield has signed a 20-year lease with a multinational bank for the facility, according to the company.

The Powai acquisition adds another office asset to Brookfield India REIT’s portfolio and increases its exposure to one of Mumbai’s established commercial and mixed-use locations. The transaction remains subject to the terms of the Agreement for Sale and is scheduled for completion in Q3 FY27.
