MahaRERA Clears 435 Housing Projects Worth 23,719 Crore

MahaRERA approves 435 housing projects involving an estimated investment of ₹23,719 crore and covering 32,981 apartments across Maharashtra ahead of the festive season, supporting the state’s residential development pipeline.

The Maharashtra Real Estate Regulatory Authority (MahaRERA) approves 435 housing projects involving an estimated investment of ₹23,719 crore ahead of the festive season in October 2026. The newly registered projects comprise 32,981 apartments, adding to the state’s residential development pipeline as developers prepare for increased homebuyer interest during the festive period.

The approvals come ahead of major festivals, including Navratri and Dussehra, when property developers traditionally align project launches with seasonal buying sentiment. The scale of the latest clearances reflects continued investment in Maharashtra’s housing sector and the anticipated addition of new residential supply across key markets.

The Mumbai Metropolitan Region (MMR) accounts for 201 of the newly registered projects, while Pune and its wider region record 140 projects. Other approvals include 32 projects in Vidarbha, 24 in Khandesh and eight in Marathwada. Two projects are registered in Dadra and Nagar Haveli, while one is approved in Daman.

Within the Mumbai Metropolitan Region, Thane records 70 projects, followed by Mumbai City and suburbs with 63, Raigad with 36, and Palghar with 25. The distribution highlights development activity across established urban centres and surrounding districts.

Alongside the new registrations, MahaRERA approves extensions for 210 existing projects and corrections to 609 projects. These regulatory processes address changes to previously approved project proposals and revised completion timelines submitted by developers.

Project registration, extensions and corrections serve different purposes within the regulatory framework. New registrations enable eligible projects to proceed under the applicable requirements, while extensions allow developers to seek additional time to complete projects. Corrections cover approved changes to existing project details.

MahaRERA continues to scrutinise applications against relevant legal, technical and financial requirements. For homebuyers, the registration details, approved plans and declared completion timelines remain important information to review before committing to a property purchase.

The latest approvals indicate a substantial pipeline of residential development ahead of the festive season. However, registration figures alone do not establish when individual homes will be delivered or how quickly the newly approved apartments will enter the market.

As developers prepare for the festive buying period, the clearances add to Maharashtra’s housing supply pipeline while highlighting the role of regulatory oversight in project registration and compliance.
