Mahindra Lifespaces Announces 100-Acre Development in MMR

Mahindra Lifespace Developers enters the 100-acre plotted development segment in the Mumbai Metropolitan Region, expanding its strategy to meet demand for flexible residential land ownership.

Mahindra Lifespace Developers Limited (MLDL), the real estate and infrastructure development arm of the Mahindra Group, has signed an agreement for a 100-acre plotted development project in the Mumbai Metropolitan Region (MMR). The project marks the company's entry into the plotted development segment in the region as it expands its residential portfolio.

The development aligns with Mahindra Lifespaces' strategy to grow its presence in plotted communities, building on its experience with Lakefront Estates and Green Estates at Mahindra World City in Chennai. The company is looking to tap growing homebuyer interest in plots, which offer greater flexibility in designing and developing individual homes.

Unlike conventional apartment purchases, plotted developments allow buyers to own land and customise construction according to their preferences. This format also provides flexibility in planning residential spaces and may offer potential for long-term asset appreciation, depending on market conditions and location.

Vimalendra Singh, Chief Business Officer Residential at Mahindra Lifespace Developers, said the company intends to expand its plotted development portfolio across MMR, Pune and Bengaluru. He highlighted increasing demand for personalisation and flexibility among homebuyers, adding that the company's focus remains on delivering quality developments and creating long-term value.

The 100-acre project represents a new addition to Mahindra Lifespaces' development strategy, which spans residential communities and integrated developments. The company has an established presence across seven Indian cities, with a residential development footprint of 53.65 million sq. ft. of saleable area and more than 5,000 acres under development or management across integrated developments and industrial clusters.

Further project details, including the specific location within MMR, development timeline and estimated gross development value, have not been disclosed.
