Puravankara Limited announces a ₹5,200 crore development opportunity in Greater Noida, marking its entry into the Delhi-NCR real estate market. The company plans to develop the township through its wholly owned subsidiary, Prudential Housing and Infrastructure Development Limited, as part of its broader expansion into North India.
The subsidiary is set to acquire a 13.44-acre land parcel in Greater Noida for the proposed township. The project is expected to have a potential saleable area of approximately 4.57 million square feet, positioning it as one of the company’s significant new development initiatives. The investment also represents Puravankara’s largest investment planned for FY27.

The development is planned as an integrated township combining residential and urban infrastructure. Its location provides access to the Yamuna Expressway, while the planned Noida International Airport at Jewar is expected to strengthen connectivity to the wider region. Puravankara identifies these infrastructure developments as important factors supporting its entry into Greater Noida.
Ashish Puravankara, Managing Director of Puravankara Limited, says the company has taken a deliberate approach to entering the NCR market and views Greater Noida as an opportunity combining development scale, infrastructure expansion and long-term housing demand. The project is described as the company’s first major step towards establishing a presence in the region.
The Greater Noida Township forms part of Puravankara’s wider business-development activity during the current financial year. Across Delhi-NCR, Bengaluru and Mumbai, the company has added approximately 10.74 million square feet of saleable area, representing an estimated gross development value of ₹14,100 crore.

Puravankara is continuing to build its development pipeline through a combination of outright land acquisitions, joint development agreements and other capital-efficient structures. The approach allows the company to expand in established markets while selectively entering new geographies.
The Greater Noida project also strengthens the company’s North India expansion strategy at a time when infrastructure development is reshaping the region’s real estate landscape. With its sizeable land parcel and planned saleable area, the township establishes Puravankara’s initial development platform in Delhi-NCR and adds a major project to its FY27 pipeline.
