Birla Estates, a wholly owned subsidiary of Aditya Birla Real Estate Limited, announces a new premium residential project in Hinjewadi, Pune, with an estimated revenue potential of ₹1,650 crore. The development will be undertaken through a Joint Development Agreement (JDA), expanding the company’s presence in one of Pune’s established information technology and employment hubs.
The project will cover 5.62 acres and offer approximately 1.25 million square feet of saleable area. The planned development will comprise premium residential homes alongside a retail component, combining housing and shopping facilities within the project.

Hinjewadi is home to Rajiv Gandhi Infotech Park and several major technology companies, including Infosys, Wipro and Tata Technologies. The area’s employment base supports demand for residential developments among professionals working in and around Pune’s technology corridor.
The project benefits from connectivity through the Mumbai–Pune Expressway and the Mumbai–Bengaluru Highway. The proposed Hinjewadi–Shivajinagar Metro corridor is expected to improve access to central Pune as the infrastructure project progresses. The development site is also approximately 500 metres from a metro station and 200 metres from Grand Highstreet Mall, according to the company’s announcement. Schools, colleges and healthcare facilities further support the surrounding residential ecosystem.
Sustainability is another consideration in the project’s planning. Birla Estates says the development is conceived with Indian Green Building Council (IGBC) Gold certification in mind at the concept-design stage, aligning with the company’s broader focus on sustainable development.
KT Jithendran, managing director and chief executive officer of Birla Estates, says Pune remains a focus market for the company’s expansion strategy. He identifies Hinjewadi as an active residential market supported by a growing professional workforce and says the project will strengthen the company’s presence in high-growth locations.

The new development builds on Birla Estates’ existing Pune portfolio, which includes Birla Punya in Central Pune and Birla Evam in Manjari. The company continues to pursue residential opportunities through joint development agreements, land acquisitions and projects on its own land holdings.
With an estimated revenue potential of ₹1,650 crore, the Hinjewadi project adds to Birla Estates’ residential pipeline and reflects its strategy of expanding in employment-led urban markets while integrating retail facilities and sustainability considerations into its developments.
