Dubai Hills Estate to Get New Hilton Hotel in Q1 2027

Royal Development Holding plans to open Mallside Hotel, Curio Collection by Hilton, at Dubai Hills Estate in Q1 2027. The 105-room property will offer direct access to Dubai Hills Mall via a pedestrian skybridge.

Royal Development Holding is preparing to open Mallside Hotel, Curio Collection by Hilton, at Dubai Hills Estate in the first quarter of 2027. The project is in its final stages of development and strengthens the company’s presence in the UAE hospitality sector.

The hotel will be directly connected to Dubai Hills Mall through a dedicated pedestrian skybridge, providing guests with convenient access to shopping, dining, entertainment and lifestyle facilities. Its location within Dubai Hills Estate is expected to cater to both business and leisure travellers seeking connectivity to key destinations across Dubai.

The property forms part of a mixed-use development that combines hospitality with branded residences. According to Royal Development Holding’s project information, the wider development spans approximately 47,000 square metres and includes 105 hotel rooms alongside 144 residential units. The development also features lifestyle amenities such as an outdoor swimming pool, gym, spa, lounge café and rooftop bar.

Mallside Hotel will operate under Hilton’s Curio Collection, a portfolio of distinctive hotels that combines individual character with the international hospitality group’s standards. The project reflects the continued development of hospitality-led destinations that integrate accommodation, residential living and retail access.

Tariq Nazzal, chief executive officer of Royal Development Holding, says the hotel represents an important step in expanding the company’s hospitality portfolio. He highlights Dubai’s position as a tourism, business and investment destination and the company’s focus on developing assets through strategic locations and partnerships with international hospitality brands.

Nagy Nagaty has been appointed general manager of Mallside Hotel. Bringing more than 25 years of international hospitality experience, including senior roles with Hilton and Four Seasons, he will oversee hotel operations, team development and market positioning ahead of the opening.

With its planned Q1 2027 launch, Mallside Hotel adds to Dubai’s hospitality pipeline while offering guests direct access to a major retail and entertainment destination within Dubai Hills Estate.
