Ellington Properties and Al Hamra Group unveil Berkeley Tower, a commercial real estate development valued at AED 2.8 billion in Dubai’s Business Bay. Rising more than 60 floors, the Grade A office tower marks Ellington Properties’ largest and tallest commercial project to date, strengthening its presence in Dubai’s commercial property market.

The development combines premium office spaces with technology-enabled infrastructure and facilities designed to support changing workplace requirements. Key features include robotic parking and double-decker lifts equipped with a destination-control system to improve movement throughout the high-rise building.

Berkeley Tower will dedicate five floors to amenities, including business lounges, meeting rooms, fitness and wellness facilities, outdoor terraces, event spaces, social areas, a clubhouse and interactive gaming zones. The development aims to extend the conventional office environment by integrating professional, recreational and wellness facilities within one location.

Situated in Business Bay, the project offers connectivity to Downtown Dubai, the Dubai International Financial Centre (DIFC) and major transport networks. The location places the tower within one of Dubai’s established commercial districts, which accommodates businesses across multiple sectors.

Joseph Thomas, co-founder of Ellington Properties, says Berkeley Tower represents a significant step in the company’s commercial portfolio expansion. He highlights the importance of creating workplaces that respond to the needs of businesses and employees by integrating office accommodation with facilities that enhance the overall workplace experience.

Benoy J. Kurien, group chief executive officer of Al Hamra, says Dubai’s position as an international business centre supports demand for high-quality commercial developments in well-connected locations. He adds that the partnership combines the strengths of both companies to contribute to Business Bay’s growth and create long-term value for businesses, investors and the wider community.

For Ellington Properties, the project represents an expansion beyond its established residential portfolio into large-scale commercial development. Al Hamra Group, based in Ras Al Khaimah, has interests spanning real estate development and investment, residential communities, retail, hospitality and leisure.

With its substantial investment, office-focused design and integrated amenity offering, Berkeley Tower adds to Dubai’s commercial development pipeline and reflects the growing emphasis on combining workplace functionality, technology and lifestyle facilities in modern office buildings.
