Lodha Enters NCR With 1,200 Crore Gurugram Office Project

Lodha Developers enters the Delhi-NCR commercial real estate market with Lodha Pantheon, a 4-lakh-sq-ft Grade A++ office complex on Gurugram’s Golf Course Road, involving an estimated investment of ₹1,100–1,200 crore.

The Lodha Developers intends to make an investment of about ₹1,100 – 1,200 crores to construct a high-end office complex on Gurugram’s Golf Course Road, which will be their official entry into the real estate market of Delhi NCR region. This office complex is called Lodha Pantheon and covers an area of 1.2 acres with saleable area of about 4 lakh square feet in 27 floors.

This Grade A++ building is made to serve business organizations that want premium office space in one of the commercially developed areas of Gurugram. The company is planning to sell these office spaces rather than keep it as a leasing property, since most of the business organizations are interested in buying office spaces instead of leasing.

The project has large office floor plates measuring 13,000–15,000 sq ft up to 20,000–25,000 sq ft. “As per Sushil Modi, Executive Director Finance at Lodha Developers, the company gets good initial reaction from potential customers after its launch,” the report said.

Golf Course Road is one of the most desired commercial as well as residential micro-market in Gurgaon with corporate offices and strong infrastructure along with connectivity to important business districts.

Apart from the commercial development, Lodha Developers is gearing up to develop a residential project on Sohna Road in Gurugram within the fourth quarter of the ongoing financial year. These two projects will act as pilot projects that will enable the firm to gauge the market appetite and business prospects before entering Delhi-NCR. Earlier, the firm had made an agreement with MRG Group to develop two projects in Gurugram, one being commercial and other residential.
