KREEVA plans to invest ₹5,000 crore over four to five years in luxury housing across Delhi-NCR, Chandigarh and Lucknow, including a multigenerational residential project on Gurugram’s Southern Peripheral Road.
KREEVA, the real estate arm of Kanodia Group, plans to invest ₹5,000 crore over the next four to five years in luxury residential projects across Delhi-NCR and select Tier-2 cities, including Chandigarh and Lucknow. The expansion strategy focuses on markets with strong demand for premium homes, larger living spaces, privacy and lifestyle amenities.
The planned investment will support a mix of residential developments, including a multigenerational housing project on Gurugram’s Southern Peripheral Road (SPR). The proposed development aims to accommodate multiple generations of a family within the same residential community while allowing individual households to maintain privacy and independence. KREEVA has not yet disclosed the project’s investment value, unit count, launch schedule or pricing.

The company plans to assess opportunities in each market based on local demand and buyer preferences rather than adopting a uniform development model. Its strategy combines projects in established Delhi-NCR locations with selective expansion into other cities, where rising aspirations among affluent homebuyers could create opportunities for differentiated luxury housing.
Gautam Kanodia, founder of KREEVA and Kanodia Group, says the company intends to enter new markets selectively, focusing on opportunities that support long-term growth while maintaining financial discipline. Ankur Balendu Dwivedi, head of sales at KREEVA, identifies Chandigarh, Lucknow and other select Tier-2 markets as potential destinations for premium residential developments.
The expansion follows the launch of Swaranaya, KREEVA’s ultra-luxury residential project near New Friends Colony in South Delhi. According to the company, the development comprises 114 residences, including 3.5- and 4-bedroom homes, with prices starting at ₹15 crore. KREEVA reports launch-day sales of ₹750 crore to ₹800 crore, with all residences in the first phase fully booked.

Swaranaya features spacious layouts designed to balance shared family areas with individual privacy. The project also plans to incorporate lifestyle and recreational amenities, hospitality-led services and security arrangements.
KREEVA’s proposed investment reflects its focus on expanding within India’s luxury housing segment while exploring demand beyond established metropolitan markets. Its approach combines premium residential offerings with market-specific planning as developers seek to address the evolving preferences of affluent homebuyers.
