Mahindra Lifespaces Plans 1,250 Cr Housing Project in North Bengaluru

Mahindra Lifespace Developers plans a residential project on 10.05 acres in North Bengaluru, with an estimated gross development value of ₹1,250 crore and approximately one million sq. ft. of saleable area.

Mahindra Lifespace Developers Limited, the real estate and infrastructure development arm of the Mahindra Group, announces plans to jointly develop a 10.05-acre land parcel in North Bengaluru, with an estimated gross development value (GDV) of ₹1,250 crore. The proposed project strengthens the company’s presence in the city’s residential market, where infrastructure expansion and demand for quality housing support development opportunities.

The project is expected to offer approximately one million square feet of saleable area, primarily comprising premium residential apartments. The land parcel is located off the Bengaluru–Hyderabad Highway, around eight kilometres from Kempegowda International Airport. Its location provides access to technology parks, commercial centres, educational institutions, healthcare facilities and retail destinations. Upcoming metro connectivity is also expected to improve accessibility across the northern corridor.

The latest development adds to Mahindra Lifespaces’ existing portfolio in North Bengaluru. The company previously expanded its presence in the region through land acquisitions in 2025, including an 8.2-acre parcel with an estimated GDV of nearly ₹1,000 crore and an adjoining 8.79-acre parcel with a projected GDV of ₹1,100 crore. With the latest joint development, the company’s three projects in the region represent a combined potential saleable area of approximately three million square feet.

Vimalendra Singh, Chief Business Officer – Residential at Mahindra Lifespace Developers, says North Bengaluru remains a key growth market for the company, supported by infrastructure development and demand for quality residential projects. He adds that the company’s experience in the region and response to its existing developments support its continued expansion.

Mahindra Lifespaces expects to launch the new residential project within the next nine months. The development forms part of the company’s broader strategy to expand its residential portfolio in focus markets through land acquisitions and joint development arrangements.
