Manasum Senior Living and Signature Global have partnered to develop a senior-living residential project in Gurugram, with an estimated sales potential of ₹575 crore. The development marks Manasum’s entry into the Delhi-National Capital Region (NCR) and expands its presence in India’s organised senior-housing segment.
Named Manasum Varishta, the project is located within Signature Global Sarvam at DXP Estates in Sector 37D, Gurugram. It will comprise 164 three-bedroom apartments in two configurations measuring 1,815 square feet and 1,840 square feet. Each residence is expected to be priced at approximately ₹3.7 crore.

The project follows a partnership model that divides responsibilities between the two companies. Signature Global will oversee land, development and construction, including project financing, regulatory approvals and related coordination. Manasum will manage marketing and sales, along with senior-living operations and resident services after handover.
The development forms part of a larger 14-acre project with an overall development area of approximately 3.6 million square feet. The construction contract has been awarded, and work is expected to begin within a month. The partners aim to complete sales within 12 to 18 months, while handover is anticipated in approximately 48 months.
The senior-living community will offer services tailored to older residents, including food and beverage facilities, concierge assistance, housekeeping and round-the-clock healthcare support. An ambulance will remain on standby, while community engagement activities will operate throughout the day to support residents’ daily needs and social participation.
Anantharam V. Varayur, co-founder of Manasum Senior Living, says the Gurugram project represents an important step in the company’s expansion into North India. The partnership enables Manasum to introduce its senior-living operating model while drawing on Signature Global’s development and project-execution capabilities.

Manasum currently operates around 950 units, has more than 1,000 units under development and maintains a pipeline of over 750 units. As part of its national expansion strategy, the company targets 10,000 senior-living units by 2030. It plans to invest nearly ₹800 crore and launch more than 25 projects over the next five years, with expansion planned across several Indian markets.
