The Noida Authority approves the revised master layout plan for the Sports City project in Sector 150, paving the way for development to progress after years of regulatory delays. The decision also enables four housing projects to receive conditional occupancy certificates (OCs) after clearing their outstanding dues.
The revised plan follows the Authority’s board meetings held on January 3 and April 6, 2026. The formal approval letter is issued on May 6 after the developer submits the proposal on January 2 along with the prescribed fee. Before granting approval, the Authority invites public objections and suggestions through a notice issued on February 11. It examines the responses before finalising the layout.

Under the approved plan, 70% of the total project area remains earmarked for sports, recreational and related facilities, institutional uses and open spaces. Residential development accounts for 29.5% of the land, while commercial use is limited to 0.5%.
The proposed sports facilities are developed based on recommendations from architectural consultant Skyline Architectural Consultant, Lucknow. The Sports Authority of India subsequently vets the drawings through a report dated June 10, 2026. The Authority also approves the building plan for plot SC-02/G on June 9, while plans for other plots remain under consideration.
Four projects receive conditional occupancy certificates after paying 100% of their outstanding dues. These are Brick Rise Developers Pvt Ltd for plots SC-02/H and SC-02/I, Ace Infracity Developers Pvt Ltd for SC-02/F, Land Kart Builders Pvt Ltd for SC-02/A-1, and Samridhi Infra Square Pvt Ltd for SC-02/D.
The developer, its subsidiaries and consortium members also deposit 20% of the outstanding dues within two months of approval of the revised master plan. The Authority retains a first charge and lien over 20% of the units as security against the remaining dues.

Around 8,000 homebuyers await progress in the Sector 150 project. The development has faced prolonged scrutiny over alleged irregularities in land allotment and delays in delivering the mandatory sports infrastructure. The Authority has also submitted an affidavit to the Supreme Court detailing compliance measures.
The revised plan and conditional approvals aim to restart development while protecting homebuyers’ interests and ensuring that the project meets its stipulated sports infrastructure requirements.
