Ronit Roy Rents Andheri West Office for 1.4 Crore

Actor Ronit Roy leases a 950 sq ft office in Mumbai’s Andheri West to skincare and haircare company Kerawi Care for five years, with a total rental value of ₹1.39 crore and annual rent increases of 5%.

Actor Ronit Bose Roy leases a commercial office space in Mumbai’s Andheri West for a total rental value of approximately ₹1.39 crore over five years. The 950 sq ft property is leased to Kerawi Care (OPC) Private Limited, a skincare and haircare company, according to property registration documents accessed by real estate data analytics firm CRE Matrix.

The leave-and-licence agreement covers an office on the fourth floor of Vastu Prestige, near City Mall in Andheri West. The agreement is registered on June 12, 2026, and sets the initial monthly rent at ₹2.10 lakh. The tenant also pays a security deposit of ₹6.5 lakh.

The rental arrangement spans 60 months, with the monthly rent increasing by 5% each year. The rent rises from ₹2.10 lakh in the first year to ₹2.20 lakh in the second year, ₹2.31 lakh in the third, ₹2.43 lakh in the fourth and ₹2.55 lakh in the fifth year. The total rent payable over the term amounts to ₹1,39,24,584.

The agreement includes a 36-month lock-in period for both parties. The licensor bears maintenance charges and applicable property-related rates, taxes, levies, assessments and non-occupancy charges. The licensee pays electricity charges directly according to consumption. The agreement does not specify any car parking allocation for the office.

Roy is known for his work across Hindi television, films and web series. He gains prominence through television shows such as Kyunki Saas Bhi Kabhi Bahu Thi, in which he plays Mihir Virani, and Kasautii Zindagii Kay, where he portrays Rishabh Bajaj.

The office lease adds to Roy’s recent property activity in Mumbai. In 2024, he purchases a 4,258 sq ft apartment in the Lodha Versova project for ₹18.94 crore. The residential property, located near Yari Road, includes four car parking spaces.

The transaction reflects continued leasing activity in Mumbai’s commercial property market, where office assets generate rental income through long-term agreements with periodic escalation clauses.
